Insightful Home Inspections

Conducted in harmony with the “ASHI” standards of practice and consisting of a visual review of the major systems in a home which include:

If it is safe and accessible, I walk the roof, enter attics and crawl spaces, remove access panels and operate equipment. I provide a thorough, narrative, computer-generated report complete with photo documentation. The report is e-mailed to you within 24 to 48 hours following the inspection.

New Construction/1-Year Warranty Inspections

Give yourself the added peace of mind that the quality of the new home you are about to purchase has been built to the highest standards. There may have been oversights which have occurred on the part of the builder or local Building Department that leave you with unsafe conditions in your home. Precision Property Inspection will provide you with a detailed report, complete with photographic documentation.

Pre-Drywall Inspections

A pre-drywall inspection provides you with the opportunity to check the framing and rough installation of mechanical, electrical and plumbing systems which are no longer visible when the home is complete. This inspection is typically performed once the home is weather tight and all of the rough installations have been performed.

Forensic Consulting

I also provide specialized consulting services such as documenting construction defects and identifying the source of moisture problems. My observations are presented in a well-documented report.

Radon Testing

Radon is a colorless, odorless radioactive gas found in nature. Colorado has the second highest concentration of radon in the nation.

Why should you care about radon? Radon gas is the second leading cause of lung cancer in the United States next to cigarette smoking. The possibility of getting lung cancer from radon depends on how much radon concentrates in the home, the amount of time spent in the home and whether a person is a smoker. How do you test for radon? When testing for a real estate transaction a short-term test (2-4 days) is usually conducted. It is recommended that a professional radon technician be used.

Our tests are performed using a Femto-Tech CRM-510 Continuous Radon Monitor. The benefits of a Continuous Radon Monitor are the accuracy of the testing, the ability to see hourly readings and determine if the test has been tampered with, as well as the ability to deliver the results to you in 48 hours. The report will show the average Radon level within the home and at the same time detail the radon level each hour of the 48-hour period. This is a more accurate picture than you can get with any other type of Radon test.
